Setting Out Survey

What is the difference between engineering survey and cadastral land survey in Kenya?

Engineering survey supports construction and design — mapping terrain, setting out structure positions, and verifying built works. Cadastral survey deals with legal land ownership — boundaries, title deeds, and subdivision. In Kenya, cadastral surveys require a Land Surveyors Board (LSB) licensed surveyor. Engineering surveys are governed under EBK as part of civil engineering practice. Cadreatech provides engineering surveys only.

How long does a topographic survey take?

Turnaround depends on site size and complexity. A standard residential plot (0.1–1 acre) typically takes 1–3 days field work plus 2–3 days processing. Larger sites of 5–50 acres may take 5–10 working days total. We provide a specific timeline estimate at quotation stage once we have the site details.

Do I need a topographic survey before my architect begins design?

Yes — and ideally before any design work begins. A topo survey gives your architect and structural engineer accurate contours, spot heights, drainage directions, and site features. Without it, designs are based on assumptions that often require expensive revision once real site conditions are discovered during construction.

Is an as-built survey required for county occupancy certificate in Kenya?

County requirements vary, but most counties require proof that the completed structure conforms to approved drawings before issuing an occupancy certificate. An as-built survey provides this verification formally. It is also required when legalisng structures built without approval, where penalty fees and as-built documentation are mandatory.

What file formats do you deliver survey data in?

Standard deliverables include DWG (AutoCAD Civil 3D), CSV (PNEZD point data), PDF (report and drawings), and JPG (field photographs). On request we can also deliver in DXF, LandXML, or specific formats required by your project team's software environment.

Do you cover sites outside Nairobi?

Yes. We cover projects across Kenya. For sites outside Nairobi, site reconnaissance and mobilisation costs are included in the quotation. For large remote sites or multi-site programmes, contact us to discuss a project-specific arrangement.
